Maintenance

There is a punch process that we go through to prepare each unit for move in, which includes painting, cleaning, checking all electrical, appliances and HVAC.

No, you do not have to be present, but you must grant access to the unit giving our maintenance technicians permission to enter

Yes, onsite maintenance is available Monday - Friday during office hours, and on-call maintenance after hours for emergencies.

You will submit a service request online through the resident portal. If you do not have access to the resident portal, you can submit a service request via email or in writing by bringing it into the leasing office.

During office hours, you can visit the leasing office and we can provide a key for you to unlock your door. Lockouts are not considered an emergency so if this happens after hours you will need to contact a locksmith.

Amenities

Village Springs in Rosemont offers a variety of apartment and community amenities, including shimmering pools, dog park, fitness center, canal view, washer/dryer connections, and much more! Visit our Amenities Page for more information.

We do have parking available. There is no assigned parking so parking is first come, first serve.

The pool is open during office hours. (Office hours change during daylight savings).

The apartment's standard appliances include a refrigerator, dishwasher, and stove. Select units have microwaves.

No, we do not furnish or offer furnished apartments.

Administration

Yes, at Village Springs our Orlando, FL apartments are pet friendly. Please reference our Amenities Page breed restrictions and Contact Us for more information.

Yes! Village Springs offers several online services, including paying rent and submitting 24/7 maintenance requests.

Applications are approved within 48-72 hours after being submited  and all documents provided.

You can pay your rent using the online resident portal or WIPS barcode at approved locations.

You are not required to purchase renter's insurance but we do have a mandatory liability insurance that each resident pays which is $10.95 monthly.

Spectrum is the preferred internet provider.

A written notice must be provided to management and applicable fees will be charged based on the option chosen on your early termination agreement.

Electric is set up through OUC. Water and Sewer is billed through the property. 

 No utilities are included in your rent.

Yes, there is a bus stop directly across the street from the main entrance on Cinderlane Parkway.

WE are located in the Orange County Public School District.

Credit and background screenings are done through a third party. Rental history, employment verification and income qualification are done in the leasing office.

Try to have all documents needed to make the process faster and smoother.  

No, tours are absolutely free. All persons touring the property must provide government issued identification.

Appointments are encouraged, but walk-ins are welcome. 

We do offer discounts for referrals. Please reach out to the Leasing Office for more information.

Prices are determined by a pricing system for the different lease terms. Advanced payments are not allowed. Pricing changes daily depending on the market, availability, and demand of a unit type.

Management is available Monday - Friday at the leasing office during office hours.

The apartment community has 552 units. Buildings 1-23 are located on phase 1 and buildings 24-35 are located on phase 2.

Washer / dryer connections are located in the bathroom.

The property is conveniently located for easy access to nearby stores, such as Walmart and Publix all offering a variety of products for everyday needs. 

 You are welcome to decorate your home as you like, as long as the decorations don't alter the apartment.

You will be responsible for water, trash, liability insurance and pest control.

No unfortunately, we do not allow subletting.

 Yes, pets are allowed with a $350.00 one-time fee and $25.00 monthly rent.

Quiet hours per city ordinance are 10:00pm - 7:00am. We do not rent out common areas.

All lease holders are responsible for making sure rent is paid on time.
